Overview / Description
Contractor required to complete renovations to fire damaged apartment building. We require a contractor to take over the job which has been done on a direct- labour basis to this point, and bring it to acceptable visual standard required for letting. Internal works have been completed to more or less 2nd fix stage, with plumbing, and electrical installations largely in place. Some repairs to roofs are also required. The building is a pre 1963 apartment building which comprises of 10 apartments over 4 stories in an easily accessible urban location in the North East.
The work will be done on the basis of an itemised snag list, and must be completed within 4 weeks.
The remaining works comprise:
• Various completions to plasterwork and boxing- in of new services.
• Making good of internal joinery which comprises of original C19 woodwork and new woodwork; both require sanding, priming and filling.
• Repairs to traditional slate and lime- render roof covering, or replacement of roof covering with modern alternative as appropriate.
• Repairs to 1980’s flat roof and glazed roof light.
• Cleaning and some repairs to gutters and eaves.
• Making good of opened- up floors and various small carpentry tasks.
• Completion of timber stud walls and skim coat.
• Painting of 3 storey high external front elevation.
• Fitting of kitchens to be provided by us.
• Various completions to bathrooms and shower rooms already in place.
• Testing of foul sewer system and surface water system to combined public sewer, and any necessary repairs.
• Completion and commissioning of heating systems.
• Completion, commissioning and re- connection of electrical installation.
• Internal decoration including paintwork of all walls and internal joinery.
• Cleaning of all apartment units at handover to standard required for letting including windows and communal areas, and assisting in furnishing apartments with furniture to be provided by us.
We would like to hear from any building contractors or groups of tradesmen and skilled workers who would be interested in this job. It would suit a large team, with a variety of skills because it is essential that we achieve the 4 week target. We would ideally like to start in mid August for completion in mid- September.
